I know the answers but I don't know why. please help.

These ones "jump" The sequence is in alternate numbers.
86 (-12) 74 ( -12) 62 (-12) = (50)
23 (+8) 31 (+8) 39 (+8) = (47)
36 (+4) 40 (+4) 44 (+4) = (48)
